Building Process

Building any home takes a lot of people, materials, processes and details managed on a strict schedule. At Sunrise Homes, we do whatever we can to simplify the process for our client, and that always starts with communication. Below is a glimpse of each stage of our homebuilding process.

Stage 1: Sales Agreement
Once you've been pre-qualified, you select your home plans, homesite, and any structural preferences. You sign a sales agreement and secure a mortgage.

Stage 2: Design Center Selection Meeting
Our Design Center is conveniently located in Valrico, proximate to all the communities that Sunrise Homes builds. Here, you will consult with our Designer to select your desired finishes and upgrades, ensuring that your new home will be uniquely yours.

Stage 3: Owner's Orientation Meeting
Next, we'll review your plans together, verifying all of the finishes and upgrades you've selected. We'll also take a visit to your homesite to review the home's location. Next, the material orders are submitted and a construction schedule is created.

Stage 4: Permits
Sunrise Homes secures all necessary permits required to get your home underway.

Stage 5: Foundation
In this stage, your homesite is surveyed, staked and cleared. We then start running the plumbing lines from the street to your foundation. Slab prep and concrete pour follow. The foundation of your home is then inspected.

Stage 6: Framing
Your exterior walls are blocked/framed, then the interior framing, roof trusses, sheathing, attic vents and roofing materials are installed. The completed framing stage is also inspected.

Stage 7: Exterior Finishes
Next, your windows and exterior doors are installed, along with any façade materials, such as stucco or stone, which are added to the exterior walls. Finally, the exterior trim and paint are applied.

Stage 8: Mechanicals
Your heating and cooling system, plumbing (including bathtubs) and electrical systems are installed. Systems are "roughed in," leaving exposed ends of pipes, wiring and ductwork to be finished later. Framing and rough mechanicals are inspected.

Stage 9: Insulation and Air Sealing
Insulation is added between the studs in all exterior walls and between the joists forming the attic. Gaps between framing members and around windows are then sealed to eliminate potential air leaks. The home is now inspected before the walls are closed in. Wall and ceiling drywall is then completed.

Stage 10: Interior Finishes
Interior doors, trim and shelving are installed, and paint is applied. All other materials, including cabinets, countertops, mirrors and flooring are put in next. Your heating and cooling system, plumbing and electrical are finished, including registers, faucets, light fixtures and appliances. The home and all the mechanical systems are inspected at this stage.

Stage 11: Landscaping
Your yard is graded. Next, the driveway, walkways and porches are poured. Lastly, irrigation and landscaping are completed.

Stage 12: Quality Inspection
While landscaping is finishing up, we are continuously performing quality inspections on your home. A "punch" list is prepared, including any items that need attention. All repairs are made prior to the final walk through. The home is then cleaned and made ready for the New Home Demonstration Meeting.

Stage 13: Closing
Now is the fun part – a tour of your home. Prior to closing, we will explain the mechanicals and demonstrate the operation of appliances. You may ask questions about how your new home operates, as well as make note of any items needing attention (such as paint touch-ups). Within days of this meeting, you will sign closing papers, officially transferring ownership of the home into your name.

Stage 14: Warranty Period
For one year after closing, your home is covered under the Sunrise Homes one-year comprehensive limited warranty. During this time, you can report any needed repairs, outside of normal home maintenance, to the Customer Service Department, and we'll quickly and conveniently make covered repairs at no charge. In addition, you have coverage by the America's Choice 2-10 Home Buyers Warranty Protection Plan, which protects you with a wrap-around 1-year workmanship, 2- year systems and structural defects for a period of ten years.
